Host Agreement

1) Agreement overview

This agreement applies to all hosts who list accommodation on Alpine Colivings. It supplements our general Terms of Use & Privacy Policy. In case of conflict, this Host Agreement takes precedence for host-specific matters.

2) Host responsibilities

As a host, you agree to:

• Provide accurate and complete listing information (amenities, house rules, fees, photos)
• Keep your calendar and availability up to date
• Respond to booking requests within 48 hours
• Honor confirmed reservations at the agreed price
• Ensure you have the legal right to advertise and rent the property
• Comply with all applicable local laws, regulations, permits, and tax obligations

3) Booking flow

Booking requests submitted through the platform are not confirmed reservations. You decide whether to accept or decline each request. Once you accept, you are responsible for communicating payment instructions and collecting payment directly from the guest.

Alpine Colivings does not process or hold payments. All payments are made directly between you and your guests.

4) Cancellations and refunds

You are responsible for setting and communicating your own cancellation policy. If a guest cancels, you handle refunds directly with them according to your stated policy. Alpine Colivings is not involved in payment disputes between hosts and guests.

5) Platform fees

Alpine Colivings charges a commission on confirmed bookings:

• Intro offer: 0% commission for the first 6 months from account activation
• Standard rate: 10% commission on confirmed bookings after the intro period

Fees are calculated based on the booking amount (excluding tourist taxes). We will invoice you monthly for fees owed. Payment terms and methods will be communicated separately.

6) Listing management

We may assist with creating and updating your listings as part of our onboarding service. You can pause listings at any time (draft mode) while preserving details and direct links. We reserve the right to remove or suspend listings that violate these terms or our policies.

7) Prohibited conduct

You agree not to:

• Provide false, misleading, or outdated listing information
• Discriminate against guests based on protected characteristics
• Redirect guests to external websites or alternative booking channels
• Advertise your personal website, contact details, or alternative booking methods on listings or in communications through the platform
• Circumvent the platform to avoid fees after a guest introduction has been made
• Use the platform for any unlawful purpose

8) Termination

Either party may terminate this agreement at any time by providing written notice. Upon termination, your listings will be removed from the platform. You remain responsible for honoring any confirmed reservations made before termination and for any outstanding fees owed.

9) Liability and indemnification

Alpine Colivings is a platform connecting hosts and guests. We are not a party to the rental agreement between you and your guests. You agree to indemnify and hold Alpine Colivings harmless from any claims, damages, or losses arising from your listings, your interactions with guests, or your breach of this agreement.

We make no guarantees regarding bookings, revenue, or guest behavior. The platform is provided "as is."

10) Modifications

We may update this Host Agreement from time to time. We will notify you of significant changes via email or through the platform. Continued use of the platform after changes take effect constitutes acceptance of the updated terms.
